Bergen County real estate spans 70 municipalities, more than any other county in New Jersey. That number matters more than it sounds. Towns here are small and sit directly against each other, so the school district, the tax rate, the commute and the character of a street can all change within a mile. Choosing a town is most of the decision.
Bergen is the closest New Jersey county to Manhattan, and how you get there shapes where people look. The George Washington Bridge serves the eastern towns directly. Express buses run to the Port Authority from across the county. NJ Transit's Pascack Valley, Main and Bergen County lines carry the central and northern towns. Ferries run to Midtown and Lower Manhattan from the Hudson waterfront. Buyers usually settle on a crossing first and a town second.
One local quirk is worth knowing before you move here. Bergen County still observes Sunday blue laws, which close most retail across the county on Sundays. Residents either love it or plan around it. It makes for notably quiet Sundays, lighter traffic, and a weekly rhythm that surprises people arriving from elsewhere.
The housing divides into three broad markets. Along the Hudson, towns like Fort Lee, Edgewater and Cliffside Park offer high-rise and mid-rise condominiums with Manhattan views and a commute measured in minutes. Through the center of the county, places like Ridgewood, Glen Rock, Tenafly and Westwood are largely single-family, walkable to a train station, and known for their schools. To the northwest, Mahwah, Oakland, Franklin Lakes and Saddle River sit against the Ramapo foothills with larger lots and more land.
That spread is unusually wide for one county. Bergen contains some of the most expensive addresses in the country and some of its most affordable commuter condominiums, occasionally within a few miles of each other. Price alone will not tell you which town fits.
The eastern towns are also home to some of the largest Korean-American communities in the United States, with Palisades Park, Fort Lee, Leonia and Ridgefield at the center. That has shaped the restaurants, the shopping and the schools in those towns, and for many buyers it is a reason to look there specifically.
For outdoor space, the Ramapo Mountains reach into the northwest corner with hiking and reservoir land, Van Saun County Park anchors the center, and the Palisades run the length of the eastern edge above the Hudson.
