Union County Real Estate

Union County real estate is organized around downtowns. Westfield, Cranford, Scotch Plains, Rahway and Roselle Park each built up around a railway station rather than a highway exit, which is why so many of them have a walkable center with shops and restaurants that people actually use on foot. If you want to live somewhere you can walk to dinner and a train, this county has more of that per square mile than most of northern New Jersey.

The trains are worth understanding before you choose a town, because two different lines serve the county and they are not equivalent. Elizabeth, Linden and Rahway sit on the Northeast Corridor, with frequent direct service into New York Penn Station. Westfield, Cranford, Garwood, Berkeley Heights and Roselle Park sit on the Raritan Valley Line, where some trains require a change at Newark Penn Station rather than running through. The difference shows up every working day, and it is the single most useful thing to check before you narrow your search.

Housing runs from turn-of-the-century homes in the older downtowns to postwar neighborhoods, garden apartments and newer transit-oriented buildings around the stations in Rahway and Elizabeth. Prices vary widely across a fairly small area. Westfield and Mountainside sit well above Linden, Roselle and Hillside, and all of them are within a short drive of each other.

Elizabeth is the largest city in the county and one of the largest in the state, with the port, Newark Liberty International Airport on its edge, and a housing stock that is mostly multi-family. It trades differently from the rest of the county and attracts both owner-occupants and investors.

The Watchung Reservation gives the western towns thousands of acres of woodland, trails and reservoir, with Mountainside, Berkeley Heights and Scotch Plains sitting closest to it. It is the county's main piece of open space and a genuine reason people choose that side.

Union sits between two orbits, which is its quiet advantage. It is close enough to New York for a daily commute and close enough to central New Jersey that a job in Middlesex or Somerset does not mean moving. Buyers who work in both directions often end up here for exactly that reason.
