Passaic County real estate is really two markets sharing one name. The southern end, around Paterson, Passaic, Clifton, Haledon and Prospect Park, is dense, urban and historically industrial, with older multi-family housing, walkable neighborhoods and prices among the most accessible in northern New Jersey. The northern end, through West Milford, Ringwood, Wanaque and Bloomingdale, is forested, hilly and thinly settled, with lakes, reservoirs and properties measured in acres. The 16 municipalities in between run the whole range.

That split is wider here than in any neighboring county, and it means a search filtered by county alone will return two completely different kinds of life. Deciding which half you are shopping in comes first.

The northern towns sit inside the New Jersey Highlands, the region that supplies drinking water to a large share of the state. Development there is subject to water-protection rules that restrict what can be built and subdivided, which is why so much of the north remains open. For a buyer this cuts both ways. It protects the character and the views, and it means that if you are buying land or planning an addition, what is permitted deserves checking before anything else.

Water shapes the north in a more enjoyable sense too. Greenwood Lake straddles the New York border at West Milford, the Wanaque and Monksville reservoirs sit below Ringwood, and Pompton Lakes has its own lake community. Lake rights and access vary property by property and are worth confirming rather than assuming. Ringwood State Park and Skylands provide thousands of acres of public land on top of that.

The south has history the rest of the state does not. Paterson was the first planned industrial city in the United States, built around the Great Falls, which is now a national historical park and one of the largest waterfalls in the eastern United States. That heritage shows up in the housing: brick mill buildings, older row housing and solid multi-family stock that still trades as investment property.

In the middle, Wayne, Clifton, Totowa, Little Falls, Hawthorne, North Haledon and Woodland Park offer the more conventional suburban option, with single-family neighborhoods, shopping and straightforward highway access to Routes 46, 80, 3 and 23.
