Hudson County Real Estate

Hudson County real estate works differently from the rest of northern New Jersey. This is the smallest county in the state by land area and the most densely populated, made up of just 12 municipalities packed between the Hudson River and the Meadowlands. Most of what sells here is a condominium or a unit in a two or three family building, not a detached house on a lot.

Transit is the organizing principle. PATH trains run to Lower Manhattan and Midtown from Hoboken, Jersey City, Harrison and Newark. The Hudson-Bergen Light Rail links Bayonne, Jersey City, Hoboken, Weehawken and North Bergen. Ferries cross from the waterfront in minutes, and buses run through the Lincoln Tunnel from Union City, West New York and Guttenberg. A large share of households here do not own a car, which is unusual in New Jersey and worth considering if you are moving from a place where two cars were assumed.

Because so much of the county sells as condominiums, three numbers matter alongside the price. Monthly HOA or maintenance fees vary widely and cover very different things from building to building. Parking is often separate, sometimes deeded, sometimes rented, and sometimes not available at all. And many newer buildings, particularly in Jersey City, carry tax abatements, which means the taxes on an abated unit can look very different from an unabated one on the same block. Comparing two listings on asking price alone will mislead you here more than anywhere else in the region.

The county divides roughly into three kinds of place. The waterfront strip, running through Weehawken, West New York, Guttenberg and North Bergen, offers mid-rise and high-rise buildings with direct Manhattan skyline views. Hoboken and downtown Jersey City hold brownstones, older walk-ups and converted industrial buildings, in dense, walkable street grids. Bayonne sits on its own peninsula with more single-family housing and newer waterfront development, and Secaucus, Kearny, Harrison and East Newark sit inland with a mix of older housing and redevelopment around transit.

Union City is among the most densely populated municipalities in the United States, and its housing stock reflects that: mostly multi-family buildings on small lots, at prices well below the waterfront.

Open space is limited and therefore prized. Liberty State Park anchors the southern end with the harbor and the Statue of Liberty in view, waterfront walkways run much of the eastern edge, and the Palisades rise along the northern towns.
