Morris County real estate covers a lot of ground, in the literal sense. This is one of the larger counties in northern New Jersey by land area, with tens of thousands of acres of preserved open space, and it is the one county in this region where buying land, or a house on real acreage, is still a normal transaction rather than an exception.
That space changes what you need to check. Away from the denser boroughs, many homes run on a private well and a septic system rather than public water and sewer. Neither is a problem, and plenty of people prefer the lower monthly cost, but both need inspecting properly and both carry maintenance that a town-water buyer never thinks about. If you are moving here from Bergen, Essex or Hudson, this is usually the unfamiliar part of the process.
Commuting splits in two directions here. Chatham, Madison, Morristown and Morris Plains sit on NJ Transit's Midtown Direct service, a one-seat ride into Penn Station, and homes near those stations price accordingly. But Morris also holds one of the state's larger corporate employment bases, through Parsippany-Troy Hills, Florham Park, Hanover and East Hanover, so a substantial number of people who live here also work here. Not every search in Morris is a New York commute, and that widens which towns are worth considering.
The lake communities are their own market. Around Lake Hopatcong, Mount Arlington, Jefferson Township and Roxbury Township offer lakefront and lake-access homes, and Denville and Rockaway have their own smaller lakes. Lake rights, dock rights and association membership vary property by property, and they are not always what a listing implies. Worth confirming before you fall for a view.
To the west and south, Mendham, Chester, Harding Township and Long Hill hold larger parcels, horse properties and preserved farmland, with a genuinely rural feel that is rare this close to New York. Morristown itself is the county's center, with a walkable downtown, restaurants and Morristown National Historical Park, and it draws people who want town living without a city.
