Does Hawthorne have rent control?

The New Jersey Department of Community Affairs lists Hawthorne as having no rent control ordinance in its 2026 Rent Control Survey, a review of the codes of ordinances of all 564 New Jersey municipalities.

That is worth knowing because one of the towns it borders does have one: Fair Lawn, in Bergen County, covers buildings of 1 or more units, which is one of the broadest thresholds in the area. Hawthorne's other neighbors, including Ridgewood, Glen Rock and Wyckoff, have no rent control ordinance on record either. Where there is no local ordinance, rent increases are governed by your lease and by state law rather than by a municipal cap.
