Does Westwood have rent control?

The New Jersey Department of Community Affairs lists Westwood as having no rent control ordinance in its 2026 Rent Control Survey, a review of the codes of ordinances of all 564 New Jersey municipalities.

That is worth knowing because several neighboring Bergen County municipalities do have one, including Fort Lee, Edgewater, Cliffside Park, Palisades Park and Hackensack. It is a real difference between towns a few minutes apart rather than a technicality. Where there is no local ordinance, rent increases are governed by your lease and by state law rather than by a municipal cap.

Confirm it rather than relying on this page. The DCA survey states that it is only as current as the published municipal codes of ordinances as of 2026, and ordinances can be adopted or amended. If the answer affects a decision you are making, ask the Borough of Westwood directly.

What applies regardless is state law. New Jersey's rules on notice, grounds for eviction, security deposits and habitability apply in every municipality, with or without a local rent ordinance. The Department of Community Affairs publishes its Truth in Renting guide covering those rights, and a question about your own lease goes to a New Jersey attorney rather than to an agent.

What will a Westwood landlord ask you for?

The same things landlords across New Jersey ask for, and having them ready before you view is what decides who gets the place:

  • Photo identification.
  • Proof of income, such as recent pay stubs, an offer letter, or tax returns if you are self-employed.
  • Employment confirmation.
  • Previous landlord references, where you have them.
  • Whatever the landlord requires for a credit check.

A landlord cannot refuse you because you pay with a housing voucher. The New Jersey Law Against Discrimination protects lawful source of income, including vouchers and other rental assistance, and the New Jersey Division on Civil Rights enforces it.

Many New Jersey municipalities require an inspection before a new tenant moves in. It is the landlord's responsibility and it can move a move-in date, so ask whether Westwood requires one as soon as your application is accepted.
